New Stonemill Farms additions approved

Woodbury Planning Commission approved a plan by Newland Communities to add 134 single family and 51 multi-family homes to the Stonemill Farms neighborhood.

At the Oct. 3 meeting, Woodbury Associate Planner Eric Searles said the plan calls for setbacks consistent with the rest of Stonemill Farms properties.

The original approval by City Council in June 2002 was for a development called Eagle Crest. It was later named Stonemill Farms.

The plan called for 1,200 lots on 675 acres over 12 phases.

So far, 852 lots have been platted. The preliminary plan presented last week is for the 10th through 14th additions.

Searles said there are 18 acres of land located to the south of Bailey Road the developer dedicated for storm water use.

Jason McCarty, engineer for the project with Westwood Professional Services, was on hand to answer questions.

Commissioners wondered if the ponds would be picking up water beyond what's in the proposed phase of the development.

"We are taking care of the drainage in our area," McCarty said. "I don't believe we have any circumstances where there is a significant amount of water that passes through our property where we would be treating water from our neighbors to the east or to the west down along Bailey Road."

He added there is an existing 36-inch pipe underneath Bailey Road that serves properties included in the Stonemill Farms 10th through 14th additions, but also property north of Bailey Road.

"That drainage from our neighbors simply doesn't cross the property," McCarty said.

City Council members approved the plan at their regular meeting Wednesday, Oct. 12.
