NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN that Thone Property Investments LLC has submitted an application for a Planned Unit Development and Preliminary Plat for a residential development named Autumn Ridge. The applicant is requesting to construct 20 single-family lots on 61.35 acres. The property is located in the southwest corner of Military Road and Radio Drive, north of Glen Road. The property is zoned R-2, Single-family Estate and is guided as Rural Estate on the Land Use Plan

The application includes the following described real estate lying and being in the City of Woodbury, County of Washington, State of Minnesota to wit:

PARCEL A: That part of the SW ¼ of the NE ¼ of Sec. 32, T28, R21, Washington County, Minnesota described as follows:

Beginning at the Southwest corner of said SW ¼ the NE ¼; thence on an assumed bearing of South 89 degrees 47 minutes 28 seconds East, along the South line of said SW ¼ of the NE ¼, 500 feet; thence North 38 degrees 14 minutes 20 seconds West 242.80; thence North 00 degrees 02 minutes, 54 seconds West 280.00 feet; thence North 89 degrees 47 minutes 52 seconds East 460.81 feet; thence North 00 degrees 02 minutes 08 seconds West 850.15 to the North line of said SW ¼ of the NE ¼; thence Westerly to the Northwest corner of said SW ¼ of the NE ¼, thence Southerly to the point of beginning.

PARCEL B: That part of the SW ¼ of the NE ¼ of Sec. 32, T28, R21, Washington County, Minnesota lying Easterly of the following described line:

Beginning at the Southwest corner of said SW ¼ the NE ¼; thence on an assumed bearing of South 89 degrees 47 minutes 28 seconds East, along the South line of said SW ¼ of the NE ¼, 500 feet; thence North 38 degrees 14 minutes 20 seconds West 242.80; thence North 00 degrees 02 minutes, 54 seconds West 280.00 feet; thence North 89 degrees 47 minutes 52 seconds East 460.81 feet; thence North 00 degrees 02 minutes 08 seconds West 850.15 to the North line of said SW ¼ of the SW ¼.

PARCEL C: The E ½ of the NE ¼ of Sec. 32, T28, R21, lying south of Military Road, Washington County, Minnesota.

Except: Parcel No's. 9a, 9b, 10, 11 and 12 of Washington County Highway Right of Way Plat No. 133. Said parcels are located within the SE ¼ of the NE ¼ of Sec. 32, T28, R21, Washington County, Minnesota.

And Except: The south 526.00 feet of the West 281.00 feet of the southwest Quarter of the Northeast Quarter of the Northeast Quarter of Section 32, Township 28, Range 21, Washington County, Minnesota.

NOTICE IS FURTHER GIVEN that the Woodbury City Council has scheduled a public hearing to review the request for the application. The public hearing will be held on Wednesday, February 27, 2013, at 7:30 p.m. at Woodbury City Hall, 8301Valley Creek Road.

The purpose of the hearing is to provide citizens the opportunity to comment on the proposed application. Individual citizens or representatives of organizations are encouraged to submit written comments prior to the hearing.

All interested parties will be heard.
