NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN that Ryland Homes in conjunction with Woodbury-Tandem Limited Partnership has submitted an application for Rezoning, Planned Unit Development, Conditional Use Permit and Preliminary Plat, Case Nos. 12-44/12-45/12-46/12-47. The applicant is requesting to develop approximately 120 acres of land generally located east of Mile Drive and ΒΌ of a mile south of Bailey Road. The applicant is requesting to rezone the impacted properties from R-1, Urban Reserve District and R-2, Single-family Estate District to R-4, Urban Residential District. The applicant is requesting Planned Unit Development approval of a multi-phased project totaling a maximum of 309 residential units. The applicant is further requesting Preliminary Plat approval for the first phase of the proposed development totaling 98 single-family homes on 40 acres.

The application includes the following described real estate lying and being in the City of Woodbury, County of Washington, State of Minnesota to wit:

The North Half of the Southwest Quarter and the Southwest Quarter of the Northwest Quarter of Section 27, Township 28, Range 21, Washington County, Minnesota.

NOTICE IS FURTHER GIVEN that the Woodbury City Council has scheduled a public hearing to review the request for the application. The public hearing will be held on Wednesday, December 12, 2012, at 7:30 p.m. at Woodbury City Hall, 8301Valley Creek Road.

The purpose of the hearing is to provide citizens the opportunity to comment on the proposed application. Individual citizens or representatives of organizations are encouraged to submit written comments prior to the hearing.

All interested parties will be heard.
