YOU ARE NOTIFIED THAT:
1. Default has occurred in the conditions of the Mortgage dated January 30, 2008, executed by Ann W. Klinge, a single person, as Mortgagor, to Homeservices Lending, LLC Series A DBA Edina Realty Mortgage, as Mortgagee, memorialized on Certificate of Title number 65552 for record on November 13, 2008, as Document No. 1187985, and assigned to Wells Fargo Home Mortgage, Inc., as Mortgagee, pursuant to an Assignment, dated July 24, 2009, memorialized on Certificate of Title number 65552 for record on August 12, 2009, as Document No. 1193540, in the office of the Registrar of Titles of Washington County, Minnesota. The land described in the Mortgage is registered land.
2. As the result of a merger, Wells Fargo Home Mortgage, Inc. is now known as Wells Fargo Bank, National Association.
3. The original principal amount secured by the Mortgage was $1,000,000.00.
4. No action or proceeding at law is now pending to recover the debt secured by the Mortgage, or any part thereof.
5. No mortgagor has been released from financial obligation on the mortgage.
6. The holder of the Mortgage has complied with all conditions precedent to acceleration of the debt secured by the Mortgage and foreclosure of the Mortgage, and all notice and other requirements of applicable statutes.
