NOTICE IS HEREBY GIVEN, that default has occurred in the conditions of that certain Mortgage dated April 16, 2006, executed by Senn & Youngdahl, Inc., as Mortgagor, to Alliance Bank, as Mortgagee, which was recorded in the Office of the Washington County Recorder on April 25, 2006, as Document No. 3580623, which was modified by that certain Modification of Mortgage dated April 17, 2007, which was recorded in the Office of the Washington County Recorder on July 16, 2007, as Document No. 3652347, which was assigned to Investment Lending Group, LLC by that certain Assignment of Mortgage dated December 12, 2007, which was recorded in the Office of the Washington County Recorder on January 17, 2008, as Document No. 3677195;
That no action or proceeding has been instituted at law to recover the debt secured by said mortgage, or any part thereof; that there has been compliance with all notice provisions and conditions precedent as required by law; and that the mortgagee or assignee has elected to declare the entire sum secured by the note and mortgage to be immediately due and payable as provided in the note and mortgage;
That the original or maximum principal amount secured by the mortgage was Five Hundred Ten Thousand and No/100 DOLLARS ($510,000.00);

Beginning after the expiration of the two (2) month redemption period, each junior lienholder may redeem in the order and manner provided in Minn. Stat. § § 582.32, Subd. 9, 580.24 and 580.25, if a Notice of Intent to Redeem is properly filed with the county recorder where the real estate is located. If a junior creditor fails to timely file a Notice of Intent to Redeem, or fails to redeem, its lien on the real estate is extinguished. See Minn. Stat. § 582.32, Subd. 9.
