Planning Commission OKs latest Stonemill Farms addition
The Woodbury Planning Commission approved another addition of Stonemill Farms that will have 46 twin-home units on 14.45 acres.
The Stonemill Farms development, which is owned by Newland Communities, has been working on various parts of the property over the last year.
The Monday, Feb. 6 Planning Commission meeting approved the 14th addition of the development.
The property was approved in 2002 by Woodbury City Council for 1,200 lots on 675 acres.
Located to the south of Harness Road and east of Settlers Ridge Parkway, the property will have access within the development from existing streets, according to the application.
The developer is also proposing a sidewalk along the north side of Harness Road to connect with the pedestrian system along Settlers Ridge Parkway.
Commissioners wondered whether there will be enough guest parking available for each unit.
Associate planner Eric Searles said the property will have two private streets without guest parking, but there will be plenty of guest parking available to the north of the development.
Each unit will also have a two-car garage with a driveway that would accommodate up to four spaces.
"This seems parking challenged," Commissioner Jim Edberg said.
Searles said it could get crowded during the holidays, but this plan is more feasible than allowing for too much parking space that's never utilized.
Commissioners also approved an amendment to a plan that would give access to underground parking for one of the Tamarack Hills' buildings.
The Planning Commission accepted MSP Commercial's application to modify the approved site plan and construct exterior access to the existing underground parking.
The space is currently used for storage, Searles said.
Tamarack Hills, located at Tamarack Road and Bielenberg Drive, houses a variety of businesses.
Woodbury City Council granted approval for the Tamarack Hills second addition in 2007 that included 10 buildings on about 32 acres.
In 2008, final site and building plan approvals were granted for two office buildings in the northern portion of the site, according to city documents.
Only one of the two, two-story buildings has been constructed so far.
The original plan allowed for access from the second building to the underground parking in the first building.
The amendment approved by Woodbury Planning Commission will allow direct access to the existing building through a driveway.
