City to hold meeting on Commerce Hill proposal
A proposed commercial development just smaller in scope than Woodbury Lakes will be the subject of an informational meeting to be held Wednesday, April 2, at Woodbury City Hall.
The Commerce Hill development is planned to feature a Super Target, among it's 300,000 square feet of commercial space located just west of Woodbury Drive between Tamarack Road and Commerce Drive.
The meeting will give city planners a chance to inform residents on the recently-completed environmental review and a traffic study for the area near the development.
According to an environmental assessment worksheet on the proposal, the development will include large upscale discount department store (the proposed Super Target) and adjacent strip retail, along with two buildings designated as "places to work." Six other out lot buildings anticipated to be a combination of retail, banks and restaurants are also planned be included in the development being proposed by JMW Group.
The Minneapolis-based real estate development agency has three other retail-based projects under way in Spring Lake Park, Lino Lakes and St. Louis Park.
JMW Group told the city it plans to begin construction on the site as early as this summer in anticipation of a fall 2009 opening.
The 37-acres proposed for retail and office space was very recently used as farm land.
In 2005 the city underwent an inventory analysis of all vacant land zoned for commercial and industrial development. City planners determined 37-acre plot did offer a market demand for commercial development and changed it zoning to allow for retail. The Twin Cities Metropolitan Council officially approved the zoning change for the land in April 2007, and soon after the JMW Group submitted plans for Commerce Hill.
The traffic study for the proposed development took into account the future impact of a long-range plan to allow development of the 580-acre north east business park, situated just a mile east of the proposed Commerce Hill development.
The city has been taking public comments on the proposed Commerce Hill development and will share some of that feedback at the Wednesday, April 2 meeting, said city planner Melissa Douglas.
"The main purpose is to discuss the environmental review and the traffic study for this project," Douglas said.
The JMW group will hold a separate neighborhood meeting later this spring on the specifics of the project, Douglas said.
