NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN that MJR Woodbury Developer LLC has submitted an application for Planned Unit Development, Conditional Use Permit and Preliminary Plat approval for a project to be named Autumn Bluff. The Applicant is requesting to build a cluster development of 12 homes on 36.3 acres located at 5131 Woodlane Drive. The property is zoned R-2, Single Family Estate and is guided as Rural Estate on the Land Use Plan.
The application includes the following described real estate lying and being in the City of Woodbury, County of Washington, State of Minnesota to wit:
That part of the Northwest Quarter of Section 32, Township 28 North, Range 21 West, Washington County, Minnesota lying North of the South 1748.10 feet thereof, and lying West of the west line of the East 355.00 feet of the West One Half of the Northeast Quarter of said Northwest Quarter, and lying South of the following described line:
Commencing at the northwest corner of said Northwest Quarter; thence N89°04'41"E, along the north line of said Northwest Quarter, a distance of 983.56 feet; thence S1°10'01"E a distance of 262.77 feet; thence N88°56'55"E a distance of 0.92 feet to the point of beginning of the line to be described; thence S88°56'55"W a distance of 986.35 feet to the west line of said Northwest Quarter and there terminating.
And lying South of the following described line:
Commencing at the southwest corner of Section 29, Township 28 North, Range 21 West; thence easterly, at right angles with the west line of said Section 29, a distance of 985.00 feet; thence southerly, at right angles, a distance of 265.00 to the point of beginning of the line to be described; thence easterly, at right angles, to the west line of the East 355.00 feet of the West One Half of the Northeast Quarter of said Northwest Quarter and there terminating.
TOGETHER WITH the North 315.00 feet of the South 1748.10 feet of the Northwest Quarter of Section 32, Township 28 North, Range 21 West, Washington County, Minnesota, lying West of the East 355.00 feet of the West Half of the Northeast Quarter of the Northwest Quarter.
EXCEPT that part of the South 10 feet of said North 315.00 feet of the South 1748.10 feet lying west of the following described line and its northerly extension: commencing at the point of the West line of said Northwest Quarter 955.4 feet North from the Southwest corner thereof; thence East parallel to the south line of said West Half of the Northwest Quarter 966.4 feet; thence North parallel to said west line 466.7 feet.
EXCEPTING THEREFROM The West 33 feet thereof, for Public Right of Way.
TOGETHER WITH the West 203.50 feet of the East 355.00 feet of the South 430.00 feet of the West Half of the Northeast Quarter of the Northwest Quarter of Section 32, Township 28, Range 21, Washington County, Minnesota.
NOTICE IS FURTHER GIVEN that the Woodbury City Council has scheduled a public hearing to review the request for the application. The public hearing will be held on Wednesday, December 13, 2017 at 7:30 p.m. at Woodbury City Hall, 8301Valley Creek Road.
The purpose of the hearing is to provide citizens the opportunity to comment on the proposed application. Individual citizens or representatives of organizations are encouraged to submit written comments prior to the hearing.
All interested parties will be heard.
