CityPlace developers announce new office building

A new office building is set for development at Woodbury's CityPlace.

CityPlace developers Elion Partners announced plans Friday for a three-story, 54,000 square foot building as a joint project with Minneapolis construction company Anderson-Kraus.

The building will sit south of I-94 on Radio Drive near the existing Residence Inn and the Courtyard by Marriott, which remains under construction.

The new building, according to an Elion Partners news release, will be visible to at least 118,000 motorists per day who pass the location on I-94.

Juan DeAngulo, managing principal at Elion Partners, said construction will start sometime in 2018 and will take about one year to complete.

The multi-tenant building will cater to tenants whose offices require about 3,000 to 20,000 square feet, a size DeAngulo said is typical for the east metro businesses.

Offices in the building, DeAngulo said, would be ideal for service businesses like law firms, accountants, financial advisors and reality companies.

DeAngulo also said the building will complement the site's initial vision to offer visitors an all-encompassing experience.

Professionals in the new building, he said, will be able to walk to numerous restaurants for lunch and accommodate out-of-town clients in nearby hotels within the site.

"What's unique about this is because of the rest of the amenities, they'll be able to get an urban experience in a suburban location," DeAngulo said.

The project will join two other buildings as part of the 100-acre, mixed-use development's office phase, which the Woodbury City Council approved in June.

The office portion also includes TRIA Orthopedic Center, which opened in September, and a 50,000 square foot medical office building at the former State Farm building site.

Elion Partners expect that building to open in July.

DeAngulo said he envisioned the site as a place where the community can "live, work (and) play."

His Florida-based firm bought the property in 2013 with the intention of combining retail and commercial business to replace the State Farm building, which was demolished in 2016 after sitting empty for about a decade.

"Over the past three years, CityPlace has generated an impressive amount of medical office, hotel and retail growth," Mayor Mary Giuliani Stephens said in a statement. "Bringing high-quality, professional, daytime jobs to the city, was one of the primary goals of CityPlace, and this latest office building will bring the vision for this project one step closer to fruition."

An outdoor festival last summer marked the completion of the City Place retail phase, which introduced Whole Foods, Sierra Trading Post, Nordstrom Rack and La-Z-Boy Home Furnishings and Decor. The site's other businesses include Waxing the City, Cyclebar, Naf Naf Grill and Chuck and Don's.

At the celebration, DeAngulo alluded to possible residential developments in the future.
